This timber frame extension created a breakfast/dining/garden room connected to the rear of a detached home. The new area was opened up to the kitchen and lounge after removing the patio doors and kitchen windows and installing new structural beams to enlarge openings. Roof windows were added to the vaulted ceiling to give more light and height with underfloor heating installed throughout under the porcelain tiled floor.

The extensive works created an 11 x 3.6m kitchen/dining area, a distinctive 'boot room', and a lounge area opened up into the extension with new windows fitted either side of the opened up fireplace overlooking the garden.
Underfloor heating was laid into the new build area, two aluminium sets of french doors with integral blinds and four electrically operated roof windows installed in the vaulted ceiling.
Amtico vinyl flooring was laid throughout the ground floor, new boiler, new doors and skirtings and completely decorated.
Externally all the windows and doors were changed to upvc with the soffits, facsias and guttering replaced as well as decorations.
The garden was extensively landscaped with an individual decking are built to cantilever over the stream. Sandstone slabs were laid around the whole of the house and a new face brick retaining wall with steps leading down to a low level patio and lawn area and the clients pride and joy, a full size pizza oven!
